1080 Leggett Avenue is a 145,000 foot industrial building originally constructed in 1950, which backs commercial railway lines. Unity Construction was hired by Blumenfeld Development Group and Goldman Sachs to work on the industrial building renovation of this property, designing it to become a state of the art distribution facility for the world’s largest online retailer.
“We were faced with many challenges on this project” states Unity’s project team member Kal Ramen. The dated roof was replaced with a new with TPO 20 year roof system, the cast iron framed windows were removed and replaced with all new insulated windows with aluminum frames. All new core and ADA bathrooms, automatic sliding doors, 3000 amp electrical distribution, roof top HVAC units and new gas service was provided. The entire facade was repointed and brick was installed to replace the areas where the old facade had crumbled.
Further challenges at hand included the existing floor, which was found to be in poor condition after demolition. Unity removed the old concrete and blacktop and graded and poured a new structural concrete slab throughout the facility. We created a new loading dock, with several automated roll down gates and valuable dock equipment by pouring a new structural slab and fully enclosing a CMU 30 foot wall with steel bracing.
A large site package was developed and executed with important new drainage, tanks and mains, lighting and paving.
This industrial building renovation project was completed in record time, which permitted the end user who is also an essential provider, to begin operations at the onset of the COVID-19 pandemic.
